We Love Our HOA

Hello, my name is Chuck Schmidt and I have lived here in the lovely Armstrong Park for more than 6 years, and this is the first place where I actually know and enjoy my neighbors. Through much "neighborhood peer pressure," I have decided to opt in for the board to then become the President.

It appears that our wonderful neighborhood needs someone that doesn't mind getting a few things done in a straight forward manner. Before you blindly just write my name in, please take an insanely brief moment to look at the pointers down below so that you can decide if I'm probably the best thing ever or if I'm literally your worst nightmare. For that, I respectfully do not apologize.

BUDGETING
The boring topic: if voted in, I would do my best to carefully look over our budgeting and match it and account for it within the areas needed.
UPDATING
1990 was cool, but so was brown carpet. We should reflect our neighborhood with minor updates to make it look like you're not going back in time.
SIMPLIFYING
There are three rules in business for me: optimization, simplification, and efficiency. Our structure in how we do things should reflect this.
THE CLUBHOUSE
As of this moment, there are Super 8 Hotels that have better curb appeal than our clubhouse. Let's at least get it up to Marriott Hotel standards.

It's a hot summer day, but YOU have a salt water pool that all of CDA doesn't have! But guess what? You'll have to sit on broken rusted trash while you try to relax. And it gets better! You're even locked out of the clubhouse unless you ask permission because you can't be trusted for what you pay for! #logic

I bought this 6 years ago.

See that severely broken pool net thing? I bought that with my own money when I first moved here; and it's still here. Don't even think about touching the other pole, or you'll get a million fiberglass needles in your hands. Maybe update a few simple things?

It's been a secret question of mine for so long... Is this a real camera or is it fake? Either way, it looks like we stole it from the outside of a 1995 grocery store, but they didn't pursue the chase because they knew it was fake and old then. It's 2023, and these can be easily updated.

A grass field to look at

Once upon a time there was a semi-okay play structure, but one day it just vanished. Children's dreams of having a fun time also vanished along with it, but that can all change with a simple addition of literally anything remotely fun and cost effective. What will definitely not go there is a cell phone tower......

There was a moment in life where this was a place of tennis court pride, but now it's deemed unsafe to walk on (so maybe that's why a field of grass is next to it?). If you manage to climb over this wobbly fence, then you're just playing jail tennis at this point and your monthly dues should at least give you a bench to sit on.

Cost Effective Updates

Budgeting is everything, and ensuring that our neighborhood is updated when needed is a must. The Clubhouse should be updated with the proper budgeting, and the consideration of bringing in new ideas, that make it better should be openly invited.

Cell Towers Kill People

That is a click bait false statement. Though we need cell towers to make our lives function, I personally can say that I am not for one in our neighborhood, and I also have minimal understanding in how our HOA plays into the current AT&T situation. For this topic, I would do my best to bring in those who are invested into it and allow them to take lead and to take advice from.

What's my home worth?

The pool should be available longer than 3 months weather permitting.
There should be a play structure or area where the grass field is.
New pool furniture immediately.
New poolside grill for neighborhood community to use.
Inspect as to why it costs $3,775 for lawn maintenance.
Make the lower portion of the clubhouse more "inviting".
Possible designated exercise area in the lower clubhouse with key in access?
Revised camera system to something easy and affordable (if it's real).
Consider possibilities of the tennis court revisions or convert to pickle ball court?
Budget and save for possible outdoor hangout addition to where the tennis court is.
"Splash pad" area for smaller kids.
Revised entrance to Clubhouse.

There was security and now it's no longer. Do we need it? Not sure, should we have it? Possibly.
Pool maintenance that operates on time and is available upon request for certain needs.
Learn why there's a RV Lot Maintenance of $6,750 per year? why though...
Broken curbing should be fixed where needed.
Revising how it works
Annual meetings should have a lower attendance requirement to move forward with agreements.
The cost per month should be revisited if nothing new is applied.
A simplified involvement and voting process should be looked into.
Open transparency (within the respect of) should be easily accessible.
Keep this HOA classic and to "Upscale Idaho Standards".
Revisit current CCR's and allow changes to update desired structure moving forward.
Not allow cellphone towers to come into our neighborhood to the best of our ability.

conclusion

Living in this neighborhood is a blessing, and seeing the new families and people make it their home as well just enforces the idea that this place should have some revision. Monthly fees were $50 in 2017 (could have been $55), and it has increased roughly 20% and we have received less in return over the years.

If you are someone who can care less about the Clubhouse and the potential amenities it provides, it still resembles the place you live in and it does subtly reflect in property value if you decide to sell.

Chuck Schmidt in a nutshell:
I'm 35, happily married to a wonderful woman, and I have two children (3yrs and 1yr). My work is managing and making decisions in multiple areas 24/7. I manage and consult both small and large companies, I have been involved in both small and large property developments, and I own a management company within the music industry working alongside some of the biggest artists.

I make hard decisions with very difficult people in very high stressful situations every single day. My time is minimal, and if on the board, I will deliver my time on larger items and help build a streamlined process for the smaller things. I am willing to be on the board to then hopefully be elected as the President so we can see things improve for this coveted neighborhood of CDA and not be viewed upon as that "it was cool in the early 90's but now it looks like a Motel 6 up there" place.
